Help For Expired Listings

For those of you who may not be familiar with my Expired Listing Resource Center, let me explain what prompted me to create this site.  Several years ago I got a phone call from a lady who was at her wits end.  Her husband's job had transfered him to a new state and he was living in a hotel during the week and flying home every other weekend.  His wife and children were stuck here until the house sold.

The house had been on the market for several months and although they did have a few showings, the offer they were anxiously awaiting had not come.  The listing finally expired, leaving the family at a loss as to what to do next.  It was at this point that the wife called me.  She had been referred by someone who knew that I specialized in expired listings.  I came over, walked with her through the house making a few suggestions along the way.  To make a long story short, we listed the house which sold in less than two weeks.  A few short weeks later, the family was reunited in their new home and happy to have the experience behind them.

It is scenarios like this one that prompted me to focus heavily on expired listings.  It disturbed me to see people with hopes and ambitions that were unrealized simply because they could not find a buyer for their property. I determined to make a difference.

Selling a house does not have to be difficult, but there are definitely do's and don'ts which a seller and his agent must consider.

If you are a seller who's listing has expired, or will soon expire, I would encourage you to visit the Expired Listing Resource Center.  Sometimes a little re-focusing is all that is needed.  And of course as always, contact me if you have questions or need additional help.
